Anyone ever done this with your farm? Good/bad?
Basically, offer is out there - we agree to not sub divide ever, keep property ag or woodlands, no commercial development and no additional residences to be built and state gives us 75% of current value.
Considering my land is family owned/passed down, I have zero interest in ever selling and development is a remote chance at best...seems good.
Allows me to retain ownership, transfer to anyone I wish in future - including a conservation group who would give an annuity in exchange for deed later in life if I dont have anyone to take over, and ensure prior generations wishes are respected - all while cashing out some value now.
